What Does a Roof Replacement Cost in NWA?

In Northwest Arkansas, most residential roof replacements fall between $8,000 and $22,000 depending on the size of the home, the pitch of the roof, and the materials used. A straightforward 1,500 sq ft ranch with a shallow pitch and standard architectural shingles will land near the lower end. A two-story, steeply pitched home with multiple valleys, skylights, or dormers will push toward the top of that range or beyond.

The Biggest Cost Drivers

Square footage is the obvious one, but pitch matters just as much. Steep roofs require additional safety equipment, slower labor, and more waste factor on materials — all of which add cost. Decking replacement is another variable: if your plywood or OSB is rotted or soft, it has to be replaced before shingles go on. Most estimates won't know this until the old roof comes off. Flashing complexity — chimneys, skylights, pipe boots, dormers, and valleys — also adds meaningful labor time. The more transition points, the more labor.

Material Choices and Their Price Points

Standard 3-tab shingles are rarely installed on NWA homes anymore — they don't hold up well to the wind and hail events common in the region. Architectural (dimensional) shingles are the typical baseline, running roughly $120–$160 per square installed. Designer shingles with enhanced warranties step up from there. Metal roofing — standing seam or metal shingles — runs $300–$600 per square installed but carries a 40–50 year lifespan.
