ACV vs. RCV: What You're Actually Getting Paid

Most policies pay out in two stages. The first check covers the Actual Cash Value (ACV) — the depreciated value of your old roof. After installation is complete and you submit documentation, you receive the Recoverable Depreciation — the difference between ACV and full Replacement Cost Value (RCV). On a roof that's been on the home for 15 years, that depreciation can be significant. We help you understand your policy, track what you're owed, and make sure you don't leave money on the table.

ACV Check (First Payment)

Actual Cash Value — the depreciated value of your existing roof. This arrives after the claim is approved and before installation.

RCV Check (After Installation)

Recoverable Depreciation — what you get after installation is complete and documented. On older roofs, this can be significant.

Mortgage Company on Your Check?

If your home has a mortgage, your insurance check may be made payable to both you and your lender. This is standard. Your mortgage servicer will have a process for endorsing the check and releasing funds. It adds a step, but it's manageable. We'll walk you through what to expect so it doesn't slow down your project.
